I can provide a free comparative market evaluation, which is an informal estimate of market value, based on the sales of similar properties. This analysis will provide you with the information you need to assist you in determining the correct asking price. CMAs are reports comparing the prices of recently sold homes that are similar to yours in terms of location, style and amenities.

To provide a more detailed Comparative Market Analysis, I would be more than happy to assess your listing in person.  It is best to get your CMA after a walk-through of your home so your agent can properly compare your property to others in your neighborhood. The CMA will contain information on properties that are comparable to yours that have sold recently, properties currently on the market, and properties that have expired before being sold. It is not an appraisal.

Your home has a value to a buyer. Buyers shop around and compare values. With that understood, I will show you how to get the highest value out of your house possible.  The correct selling price of a home is the highest price that the market will bear.


They say you never get a second chance to make a first impression, and this is especially relevant when selling your home. One of the least expensive and most important improvements you can make to prepare your home for potential buyers is to ensure it is pristine clean and smelling pleasant and fresh. Kathy Radcliffe of Clean My Place cleaning service offers the following ad-vice for preparing your home for the market, or just as a seasonal deep cleaning to keep your house looking its best.

Clean each room from the ceiling and work down. There is no sense in vacuuming and getting the floors/broadloom in great shape if you have not spent any time dusting as the dust from above is going down to the floor.

Dusting – Get yourself an extendable duster and get into the edges near the ceiling; you can even dust smooth walls and ceilings. You can dust rough stucco ceilings carefully by not quite touching the ceiling. If you have cathedral ceilings you may have to use a ladder to reach the higher parts. I recommend dusting at least as high as the eye can see. If that is unreachable you can find a service that will do it for you. While you are dusting up high, check your ceiling lighting, doorbell chimes, high cabinets & shelving tops, clocks and the top of your fridge when doing the kitchen. Gradually work your way down dusting all your furniture including the fronts and sides of coffee table, etc. as the sides get dusty too.

Baseboards must look very clean. They can be dusted or vacuumed. Depending how often they have been regularly cleaned they may need to also be wiped with a wet cloth and if they still look dirty and marked up they may need to be painted. This holds true for walls as well.

Most home sales these days include the appliances. Prospective buyers want to see that the fridge is clean inside and out as well as your oven and stove top. Include the microwave too if selling with your home. Be sure to do the top and underside of the stove hood. Your dishwasher, washer and dryer are other appliances that should be wiped down to look their best.

Clean the kitchen backsplash and counter tops and make sure the kitchen sink is cleaned well.

Depending on whether you are still living in your home the kitchen cupboards need to be clean. If you have already moved then take the time to clean them inside and out or just outside if you still reside there. Pantries, hallway and bedroom clos-et shelves should be wiped clean (get that duster into those corners too).

Basement furnace room – yes even dust the furnace, water heater, water softener and get all those cobwebs that tend to accumulate there.

Broadloom – if your home has carpeting take the time to use the attachment that will go into the corners by the baseboards. A lot of dust collects there and often gives the carpet a messy look around the edges. If carpets are dirty have them profes-sionally cleaned. Keep them vacuumed for showing your home.

Flooring – flooring should look its best. Be sure to get to the edges and under the kitchen cupboards. Pull out your fridge and stove and give the floors a vacuum and wash (you might even find that earring or credit card that has been missing under there).

Floor and wall heat and air return vents. When vacuuming do the wall vents and actually take out the ones on the floor or carpet, vacuum the vent and if the vents are dirty wash them.

Bathrooms are the most important rooms to have clean. Showers, tubs and sinks need to be scrubbed and left as clean and shiny as possible. Toilets need to be wiped down and the bowl always nice and fresh. Sometimes there are water lines down the walls from shower-ing. Clean the walls or paint if needed. Make sure to get in behind the toilet to wipe down the com-plete toilet as well as the walls and floors around the toilet. In addition, wipe down the sides of the bathroom cabinets; they are often splashed up and/or dusty. Clean inside the cabinet.

Bathroom ceiling vents also need to be vacuumed and/or washed.

Tidy your garage and sweep it out.

Sweep porches and decks to look clean.

Check all indoor and outdoor light switches for cleanliness and make sure all lights are working.
